ASSIGNMENT COMPLETED (Gammel Kongevej 80, Frederiksberg C)

Location

The lease is located on a busy corner on Gammel Kongevej right at the junction of the popular and atmospheric Værnedamsvej with its many small shops and cafes.

Today, the street has an almost Parisian feel, and in April 2016, the Australian beauty brand Aesop opened its first signature store in Denmark on Værnedamsvej. Here you will also find the thoroughly designed and classic café Granola, the luxury grocery store Le Gourmand with French delicacies, the interior and design store Dora, the lifestyle store Wood Wood Life, the jewelery store Pigen & Diamanten and the specialized wine shop Juuls Wine & Spirits among many other interesting concepts.

Gammel Kongevej (Old Kings’ Road) lives up to its name. It is probably the oldest road in Frederiksberg, and in distant times it was the direct connection between Vesterport and the legendary village Solbjerg. In 1662 it was known as a way out of the city reserved for the members of the royal house.

Gammel Kongevej is old, but something new is happening all the time, and today it is known as a vibrant shopping street with a varied selection of beautiful fashion stores, jewelery shops, interior, furniture and design stores, hairdressers and personal care offers as well as a rich selection of food & beverage.

Immediately opposite the lease is the super strong fashion brand Ganni and the versatile multi-brand stores Kluns and Madam My. The nearest neighbour is the men’s hairdressing chain Henri.

Here are also new, healthy take-away concepts such as Kcal Factory, OliOli, WeDo Food and Social Foodies side by side with established brands such as Sticks & Sushi, Mash and WokShop. You will also find the mega-success Hart Bakery and Oliviers & Co. with delicacies from the Mediterranean countries.
A perfect location for the quality-conscious retailer who wants to present herself in the company of other strong brands.

There are not many leases with such an attractive location.

The Lease

With its corner location, the lease has a fantastic exposure to the street with 3 large shop windows towards Gammel Kongevej, an entrance area on the corner and a further 3 window sections towards Svanholmsvej.

In addition, the current tenant has permission to erect a banner on one of the property’s gables, which may give a new tenant additional attention. This agreement with the landlord can be taken over subject to the authorities’ approval of a new banner.

From the corner entrance you enter a large and regular sales room of approx. 126 m² with a good overview. From here, an internal staircase (four steps) gives access to approx. 83 m² office space and staff facilities. Parts of the office space can possibly be integrated into the sales room.

Furthermore, there is a dry and high-ceilinged basement, which currently is used in a combination of meeting room and storage. In the storage there is a rolling archive, which is taken over in connection with the assignment of the lease. The basement makes up a total of approx. 93 m².

Office and basement facilities can possibly serve as a starting point for running a webshop in addition to the physical store / showroom.

The layout invites to countless interiors and environments, and the light from the many windows gives a really good feeling of space.

The lease will be particularly suitable for retail sale of clothing, shoes, jewelry and other similar goods as well as interior, furniture, design, etc. The lease may not be used for a kiosk, restaurant / café and take-away.

The lease appears extremely presentable and well maintained and has previously been completely renovated with i.a. new facades with larger windows, security panes and grilles, monitoring systems, cooling units and newer wooden floors.

A must have lease !
